What is hard water?
Why the white spots will not wash off
Hard water is water with a lot of dissolved minerals, mostly calcium and magnesium. You see the same minerals as white crust on a showerhead or a faucet. When hard water dries on glass, the water evaporates and the minerals stay behind as white spots and a cloudy film.
On windows it usually comes from lawn sprinklers that hit the glass, from overflowing gutters and downspouts, and from rain running off the roof. Every time the glass gets wet and dries in the sun, a new thin layer of minerals builds up, which is why the lower windows and patio doors near the lawn are hit the hardest.
A regular window cleaning removes dirt, but not mineral deposits. The longer they sit, the harder they get, and over the years they can etch into the glass for good. We remove hard water stains by hand with mineral removers made for glass, then wash and squeegee the glass. Most stains come off. Glass that is already etched may not come back 100%, and we will tell you that up front.
Signs of hard water stains
- White spots that do not wipe off
- Cloudy haze that comes back right after cleaning
- Spots on the lower part of windows near sprinklers
- Glass that feels rough to the touch
- Streaks under downspouts and roof edges

Prevention
Our tips to keep the spots from coming back
Aim the sprinklers away
Adjust sprinkler heads so they water the lawn, not the windows and patio doors. This is the most common cause we see.
Keep gutters flowing
Clogged gutters overflow and run mineral-heavy water down the glass. Perfect Touch Gutters can clean them for you.
Do not let water dry on glass
If you hose down the house, the car or the patio and the windows get wet, wipe or squeegee the glass dry.
Clean windows regularly
Fresh minerals come off with a normal cleaning before they harden. Our maintenance plans save 10% or 15%.
Act early
Fresh spots come off easily. Old deposits take more work and can etch the glass for good.
Check your water
If you are on well water or have very hard water, a water softener for the outdoor lines helps a lot.

Hard water stain removal FAQ
What causes hard water stains on windows?
Minerals in the water, mostly calcium and magnesium. When water from sprinklers, gutters or the roof dries on the glass, the minerals stay behind as white spots and film.
How much does hard water stain removal cost?
It is a custom price based on how many windows have spots and how heavy the deposits are. Most customers add it to a regular window cleaning. The estimate is free.
Can all hard water stains be removed?
Most can. If minerals have already etched the glass, some marks may stay. We will tell you what to expect before we start.
Is it different from regular window cleaning?
Yes. Regular cleaning removes dirt. Mineral deposits need special removers and more time, so it is priced separately.
How do I stop the stains from coming back?
Keep sprinklers off the glass, keep gutters flowing, do not let hose water dry on the windows and clean them regularly so fresh minerals never harden.
